Client Introduction

United Properties is a recognized leader in sustainable real estate development with a strong focus on delivering energy-efficient, community-centered spaces. With a deep commitment to environmental responsibility and market innovation, their Amira line of senior living communities sets a new benchmark for sustainability in multifamily housing.

Client Background

Amira Minnetonka is a six-story, 186-unit active adult rental community for residents aged 55 and older. Opened in June 2023, the building incorporates a wide range of green design elements and advanced energy systems. It’s the third Amira community developed by United Properties and the first to feature on-site solar power. The property achieved a perfect 100 out of 100 ENERGY STAR score. The project has earned multiple awards, including the 2023 Minnesota Real Estate Journal Senior Housing Award, NAIOP’s 2024 Award of Excellence for Senior Housing, the 2024 ENERGY STAR Certification, and the 2025 Sustainable Minnetonka Award in the Energy category.

Our Approach

At Cedar Creek Energy, we were proud to support United Properties’ goals by designing and installing a 40-kilowatt rooftop solar array comprised of 126 panels, which offsets electricity use in the building’s common areas. From the outset, we partnered closely with United Properties to assess the project’s feasibility and financial impact.

“The cashflow analysis that Cedar Creek provided was key to gaining buy-in from all partners,” shared Naomi Ohnstad, Vice President of Development – Senior Living. “It clearly outlined our break-even point and the long-term benefits of the investment.”

United Properties planned a long-term hold for this asset, making solar a strategic decision. The roof’s layout, paired with a strong internal sustainability push and committed development partners, created the right conditions for success. Naomi added, “We explore solar opportunities for all of our development projects. This project was a good match due to its large, flat roof, consistent electric load, and our long-term ownership strategy.”

Cedar Creek’s team also delivered upfront design support and collaborated directly with the electrical contractor to ensure an optimal layout for the panels. Though the rooftop was tight with equipment, we found a practical solution that respected both function and form.

Final Results

The solar array now plays a crucial role in powering the building’s common areas, helping to reduce operational costs while advancing United Properties’ ESG goals. Amira Minnetonka demonstrates exceptional energy performance, using 56 percent less energy per square foot than the national median and outperforming 100 percent of comparable buildings nationwide, according to the EPA’s ENERGY STAR program.

The solar system complements a range of additional sustainability measures, including high-performance building insulation, efficient lighting and appliances, low-flow fixtures, programmable thermostats, elevators with machine-roomless technology, and ventilation systems with CO-sensor controls. The property also includes 24 EV charging stations and has achieved a 46 percent waste diversion rate. As part of United Properties’ growing solar portfolio, Amira Minnetonka demonstrates how foresight and collaboration can achieve lasting environmental and economic benefits.
